Your villa, managed from your side of the table.
An independent project manager, paid only by you. We set the budget, help you choose the team, check every payment and claim, and get you the keys on time. Led personally by Philip Chapman, who built award-winning homes for 21 years.
What we do
A client-side project manager, also called an owner's representative, runs your build for you. We don't design and we don't build, and we are paid only by you, so our one job is to deliver the house you want, for the budget you set, when you were promised it.

Build a new villa
From the plot and the first budget to the day you move in.
How we help
Renovate or extend
Palm Jumeirah, Emirates Hills, Dubai Hills. Approvals, budget, contractor and handover.
How we help
Rescue a stalled build
Over budget, behind programme or in dispute. We find out where it stands and get it finished.
How we helpEveryone on your project is good at their job. Only one of them is paid to protect your money.
The architect is paid to design. The contractor is paid on the price, the variations and the claims. The developer and the authority protect the community and the rules. All of that is legitimate. None of it is your budget. That is the gap a client-side project manager fills.

An Island E waterfront villa, from plot to keys
How we would run a villa on one of Nakheel's new Island E plots, worked through with real plot rules and published Dubai costs: the plot review, the brief, the design brought back to budget, the bids, the claims and the handover.

In our clients' words
Owners and developers on P Chapman Construction. The same standards now apply on the client's side.
“Despite an evolving brief, a constrained budget and a challenging location, you have delivered a truly outstanding property.”
Client of P Chapman Construction
“Taking into account the large percentage of variations that we introduced, the project was delivered in good time and on budget.”
Client of P Chapman Construction
“As we are based remotely from the site, it was essential that we had a builder who was communicative and willing to work with clients as much by email and telephone as site visits.”
Client of P Chapman Construction

Philip Chapman
Philip founded P Chapman Construction and led it for 21 years, growing it into a premium contractor with an annual turnover of around £17 million. His company's homes have won RIBA and LABC awards, been reported in The Times and featured on Grand Designs.
He knows how a contractor prices a job, where variations come from and how delay claims are built, because for two decades that was his business. In Dubai and Abu Dhabi he works only for the owner, and leads every Eastbridge appointment personally.
Plot to keys, in six stages
Join us at any stage. The earlier we start, the more of the budget we protect, because most of the outcome is decided before anything is built.
Brief and budget
What you want, what it should cost, and whether the plot allows it.
Team
Choosing and appointing the consultant, and later the contractor, on fair terms.
Design and approvals
Design reviewed against cost at every stage; approvals tracked.
Contract
Bids compared like-for-like and a contract that leaves little to argue about.
Construction
Site visits, reporting, payment review and variation control.
Handover
Snagging, commissioning, documents and the defects period.
The whole project, or the part you need
Independent and paid only by you. Our independence pledge

Full representation, plot to keys
Your architect works for the design. Your contractor works for his margin. We work for you, from the plot to the day you move in.

Plot and pre-purchase review
The plot price is the number everyone talks about. The build cost, the design rules and the build-by deadline decide whether it is a good purchase.

Design and approvals management
Design is the cheapest place to change your mind and the most expensive place to lose control of cost. We keep both under watch.

Choosing the team
The lowest price is rarely the lowest cost. We help you see the difference before you sign.

Site visits and reporting
Your consultant has statutory duties on site. Your contractor reports on his own work. We report to you, independently and in plain English.

Snagging and handover
Once you have the keys and the contractor has his money, defects are harder to close. We make sure the house is finished before you accept it.
